Frequently asked questions

A clearer start to your project.

Straightforward answers to the questions clients often ask before building work begins.

Discuss your project
01How long does a project take?

Timescales depend on the size of the project, the level of design information available, approvals, specification and site conditions. Once the scope is properly defined, we set out the expected programme and discuss lead time and the proposed start date openly with you.

02What disruption can I expect?

Building work inevitably creates some noise, dust and temporary changes to access. We plan around your property, use site toilets and skips on larger projects where appropriate, and explain any periods when access must be restricted for steelwork, machinery or excavations.

03How are payments staged?

The payment schedule is agreed clearly before work begins and is set out with the written quotation or contract. Once the project is confirmed and the working information is ready, a small deposit may be required, followed by staged payments linked to the agreed programme.

04Do I need to manage anything myself?

You can choose the level of support that suits you. With our fully managed option, we liaise with the architect, planning team, building control, structural engineer and site trades. You remain involved in the decisions that matter, discussed through regular meetings, while we manage their implementation.

05Can I add extra work once the project has started?

Often, yes. Any requested change is reviewed for cost, timing and its effect on other work. We discuss and agree the variation with you before it is added to the project, helping prevent surprises later.

06What types of projects do you undertake?

We deliver everything from minor internal alterations and bespoke carpentry through to full-house refurbishments, extensions, structural building work and complete new builds. We also coordinate external works, specialist glazing, renewable technology and fully managed developments.

07When should I contact you about my project?

You can contact us at any stage, from an early idea through to approved plans and a project that is ready to start. Speaking early can help identify practical considerations before too many decisions are fixed.

08Do I need architectural drawings or planning permission first?

Not necessarily before the first conversation. The requirements depend on the property and scope. If drawings, building regulations approval or planning permission are needed, these should be established before the relevant work begins.

09Can you manage the complete project?

Yes. Where the brief requires it, we can coordinate the programme, trades, materials and finishing work, giving you one clear point of contact from preparation through to final handover.

10How do I obtain a quotation?

Start by sending us a few details or speaking directly with Ben or Jack. The initial conversation, site visit and survey are free. Once the scope, working drawings and specification are sufficiently developed, we can prepare a detailed quotation and schedule of works.

11Can you work from plans that are already approved?

Yes. Send us the drawings and any supporting information you already have. We can review the scope with you and establish what else is needed to prepare the work properly.

12Will I have a direct point of contact?

Yes. Personal communication is central to the Woods Stanley approach. Ben and Jack remain closely involved, so you know who to speak to about decisions, progress and what happens next.

13Who carries out the specialist work?

We use an established network of skilled local trades built through years in the industry. Specialists are selected for the project and are expected to be appropriately qualified and insured for the work they carry out.

14What information will I receive at handover?

At the end of a major project, we prepare a handover pack that brings the key documents into one place. Depending on the work, this can include electrical certification, building control sign-offs, warranty information and appliance instructions.

15Can work be carried out while we remain in the property?

This depends on the type and extent of the work. Where it is practical, the programme can be planned to reduce disruption and keep agreed areas usable. We will discuss access, safety and day-to-day arrangements before work begins.

16How far ahead should I enquire?

As early as possible, particularly for extensions, major refurbishments and new builds. Lead times vary with the scope, design information and current programme, so an early conversation gives everyone more time to plan well.

17Where do you work?

Woods Stanley Developments is based in Margate and works across Kent and the surrounding South East. Contact us with your project location and we will confirm whether it falls within our working area.
